Veegaland Developers IPO Review: Price, Dates and Financials

The Veegaland Developers IPO opens on September 10 and closes on September 15, 2026. It’s a Kochi-based real estate company raising ₹210 crore, and this Veegaland Developers IPO review breaks down the price, the dates, and the numbers behind the business. The company is selling only new shares, there’s no promoter cashing out here, so every rupee raised goes straight into building homes.

What Does Veegaland Actually Do

Veegaland builds apartments in Kerala, nothing more exotic than that. It’s been doing this since 2011 and belongs to the V-Guard group, the same family that runs V-Guard Industries and Wonderla amusement parks. The company only builds in four cities: Kochi, Thiruvananthapuram, Kozhikode and Thrissur, across price ranges from mid-level flats to ultra-luxury apartments.

As of December 2025, an ICRA industry report named Veegaland the fastest-selling real estate developer in Kerala, based on how quickly it sells apartments compared to other builders registered with K-RERA, the state’s real estate regulator. Ten of its projects are finished and every single unit sold. Twelve more are being built right now, and 63.62% of that space is already booked by buyers.

The Money Numbers

MetricFY24FY25FY26
Revenue (₹ Crore)110.77192.38250.98
Profit After Tax (₹ Crore)7.8720.4326.61
Total Assets (₹ Crore)221.01326.65483.81

Revenue more than doubled in two years, and profit grew right along with it. That’s a good sign, it means the growth isn’t just top-line noise, it’s actually turning into money the company keeps.

One more number matters here. The company’s debt was quite high in FY25, roughly ₹2.70 owed for every ₹1 of the company’s own money. By FY26, that dropped to just ₹0.32 for every ₹1, because Veegaland paid back a large loan it had taken from its own promoter. In simple terms: it’s carrying far less borrowed money into this listing than it was a year ago.

Objects of the Issue

The ₹210 crore raised through this IPO has two stated uses, as laid out in the company’s Red Herring Prospectus:

  • ₹119.83 crore will go towards finishing eight projects currently under construction: Green Capitol, Maybell, Green Heights, Queens Park, Casabella, Flora, Serene and Lluvia Garden.
  • The remaining amount is set aside for buying land the company hasn’t finalized yet, and for general corporate purposes, such as day-to-day working capital needs. Neither of these two uses can individually cross 25% of the total money raised, and together they can’t cross 35% of it.

Strengths

  • Every completed project has sold out entirely, all 692 units across 10 finished projects.
  • Debt has dropped sharply, from ₹2.70 owed per ₹1 of equity in FY25 to just ₹0.32 in FY26.
  • Sales value has grown at an average of 45.10% a year over the past two years.
  • Growth has been funded mostly through its own earnings and customer payments rather than bank loans.
  • Backed by an established promoter group with a long operating history in Kerala.

Risks

  • Veegaland only builds in Kerala. If that one state’s property market slows down, there’s no other region to fall back on.
  • Profit depends on how much of each project gets completed in a given year, so results can move up and down rather than growing in a smooth line.
  • The company relies on outside contractors for construction, and if steel or cement prices rise sharply, margins could get squeezed if those costs can’t be passed on to buyers.
  • Approvals for new projects, land use changes, and environmental clearances can get delayed, pushing back project timelines.
  • This is the company’s first time being listed, so there’s no track record yet of how its stock behaves once it starts trading.

How to Apply, Including Alice Blue IPO

You can apply the regular way on Alice Blue: pick your investor category (Retail if you’re putting in up to ₹2 lakh), choose your lot count, and submit your bid between September 10 and 15.

If checking subscription numbers all day isn’t something you want to do, Alice Blue’s IPO feature applies for you automatically. You set your category and lot size once, confirm your UPI ID, and pick a rule for when you want your bid placed, when subscription is below 1x, between 1x and 5x, or above 5x. The system watches Veegaland’s live subscription numbers and files your application the moment your rule is met, then sends you a payment request to approve. No money is taken from your account until shares are actually allotted to you, it’s only reserved until then.
